Israel-Iran war will impact Dubai real estate market, sales may decline
Real estate brokers and developers in Dubai said on Sunday that the recent property bull run in the country due to the war between the US, Israel and Iran may end and property sales may see a decline in the coming days.
Brokers said the missile attacks targeting US bases in Gulf Cooperation Council (GCC) countries would shatter the long-held perception that Dubai is a safe place to keep money during conflicts. It is because of this perception that Dubai was successful in attracting investors from Russia, Ukraine, Pakistan and Afghanistan after earlier regional crises.
According to brokers, investors may be waiting for clarity on whether the conflict could turn into a protracted war or will end soon after Iran targeted US bases near Dubai. Although the conflict may reduce demand for Dubai real estate, prices are unlikely to fall for now.
More than 2.15 lakh real estate transactions were recorded in Dubai in 2025 and their sales value was approximately $187 billion. The reason for this was the demand for luxury property and the interest of foreign buyers including India in property investment in Dubai.
Several video footages are viral on various social media platforms, in which Iranian missiles and drones can be seen heading towards military targets and other critical infrastructure, which were foiled by local security forces. According to UAE state media, one person has died in connection with the Iranian attacks.
UAE officials said a building in the Palm Jumeirah complex was hit and four people were injured, while multiple media reports said the world’s tallest building, Burj Khalifa, was evacuated as a precaution.
The Islamic Revolutionary Guard Corps (IRGC) announced on Sunday a new wave of attacks targeting US and Israeli military targets in the Middle East. These attacks are being carried out to avenge the recent US-Israeli attacks on Iran in which Supreme Leader Ayatollah Ali Khamenei was killed.
