Yamuna Expressway Authority is giving residential plots near Jewar Airport, you can buy it like this
New Delhi: Yamuna Expressway Industrial Development Authority (YEIDA) has launched its latest residential plot scheme, giving potential buyers a chance to secure plots in Sector 24A of the Yamuna Expressway area near Jewar Airport.
According to YEIDA, the application window for the scheme will close on November 30, and the allotment will be finalized through a draw scheduled on December 27. The scheme covers a total of 451 plots of various sizes ranging from 120 to 260 square metres. YEIDA has acquired the land for these plots, which are registered under RERA.
The booking amount offered at the time of application ranges between Rs 3,10,800 to Rs 6,73,400 for plots of different sizes. These plots are divided into categories, with 17.5 percent reserved for farmers whose land has been acquired and 82.5 percent earmarked for the general category.
Registration fees vary depending on the size and category of the plot, with different rates for SC/ST applicants. Also, location-based preference charges will be applicable, with plots located on park-facing, corner plots or roads wider than 18 metres, attracting a premium of 5 per cent per feature, subject to a maximum of 15 per cent. Additionally, a reservation policy is in place, wherein 22.5 per cent of plots are reserved for categories including displaced farmers, functional industrial units and persons with disabilities.

The scheme has set a land premium rate of Rs 25,900 per square metre. Payment options allow full payment within 60 days from the date of allotment, with an extension option for exceptional cases. A lease period of 90 years is offered, with a lump sum lease rent of 10 per cent of the total plot cost payable before the lease deed is executed. YEIDA has clarified that applicants can apply for only one plot under this scheme. Multiple applications or existing ownership of residential plot in any other YEIDA scheme will lead to ineligibility.

Successful applicants will be allotted plots on “as-is-where-is” basis and construction should commence within three years of lease deed execution. Extensions will be available at additional cost.
