Chhattisgarh: Step towards transparency and simplicity, guideline rate system changed in Chhattisgarh – keeping an eye on every movement of the media world.

Chhattisgarh News: Under the provisions of Chhattisgarh Guideline Rate Determination Rules, 2000, the Central Valuation Board, Chhattisgarh has approved the guideline rate year 2025–26 related to market value determination of immovable properties and has been implemented across the state from November 20, 2025. This decision is being seen as an important initiative towards making the property valuation system in the state more transparent, logical and public accessible.

Due to non-revision of guideline rates for the last five years, many types of discrepancies had arisen in the urban areas of the state. In the new guidelines for the year 2025–26, the rates have been rationalized by removing these discrepancies. In the previously prevalent guidelines, there were a total of 200 restrictions in municipal areas, which have been reduced to 102. Due to different clauses and different rates in the same ward, the common man used to have difficulty in understanding the value of property, which has now been made simple and clear.

After ward delimitation, necessary amendments have been made in the paragraphs and the rates have been set according to the new circumstances. From the analysis of the rates published in newspapers, it is clear that almost the same rates have been adjusted and made uniform in the guidelines for the year 2025–26, which reflects an average increase of about 20 percent. For example, in the new guidelines in Mahasamund district, the rate for the entire Raipur road has been fixed at Rs 32,500 and the rate within 20 meters has been fixed at Rs 7,500.

Similarly, due to delimitation in Yatiyatnlal ward, the rates have been rationalized and increased from Rs 4,800 to Rs 9,000. In Ward No. 03 also, a new section has been created by adjusting the sections located on the same route and the rates have been increased by an average of 20 percent. The rates fixed from Pushpa Petrol Pump to Pankaj Soni’s house have been kept in line with the rates facing Shankar Nagar Ward, so that the same rates can be applied in the areas facing the road.

Rates in Baronda Chowk and areas from Baronda Chowk to BJP office have also been rationalized and increased by an average of 20 percent. Similarly, in other wards too, balanced growth has been ensured by harmonizing the rates in areas of similar circumstances and importance.

The purpose of this revision done by the state government is to incorporate the actual prevailing market value in the guideline rates, so that transparency in property buying and selling, stamp duty and registration process increases and common citizens can get the benefit of clear and equitable rates. This initiative is being considered a positive step towards strengthening the easy, reliable and public-friendly property valuation system in Chhattisgarh.
