The government is now preparing to eliminate the ‘paper hassle’ and make the entire process digital and transparent. Now buyers and sellers will be able to track the status of their applications sitting at home.

Aadhaar based verification: Now it will be impossible to sell land by becoming a ‘fake owner’

The government is going to make ‘digital verification’ mandatory to prevent identity theft and fraud in land deals. Now the identity verification of buyer and seller will be done through Aadhaar-based Authentication. This will ensure that transactions are taking place between the original owners only. For those who do not have Aadhaar, other alternative digital documents will be arranged, so that there is no lack of transparency.

Records will remain on secure server, ‘land documents’ will not be lost

It is often seen that old registry papers get torn or lost, making it difficult to prove ownership. In the reforms to be implemented from 2026, emphasis is being laid on facilities like ‘Digital Locker’. Now land records will be stored on secure government servers. As soon as the registration is completed, a Digital Certificate will be issued, which can be downloaded and verified from anywhere in future.

Registration of agreement and power of attorney will be mandatory

To reduce legal disputes, the government is considering making registration of some important documents like ‘Agreement to Sale’ and ‘Power of Attorney’ mandatory. At present, many people enter into rough agreements without registration, which later becomes the reason for court cases. After the implementation of the new policy, it will be necessary to have every small and big transaction in the government records, due to which the scope for fraud will be reduced to zero.

Steps towards one country, one system

At present, the rules of land registration are different in different states of India. The government is now trying to create a ‘Unified Land Registration’ framework by coordinating between the Center and the states. With this, a person from one state will be able to buy land in another state easily and confidently. Keeping cyber security in mind, this entire database is being made highly secure so that no tampering can occur.
