Modis Navnirman bags Kandivali West redevelopment project worth Rs 160 crore GDV

Modis Navnirman Limited, a redevelopment-focused real estate developer, has been appointed as the developer for the redevelopment of New Chitra Co-operative Housing Society Ltd.one of the earliest high-rise residential towers located in Kandivali West, Mumbai.

The redevelopment project marks a significant transformation for the decades-old residential structure, which was originally constructed more than 30 years ago. At the time of its completion, the 14-storey building was considered a landmark in the locality. The existing structure will now be demolished to pave the way for a modern commercial-cum-residential tower that will be built in line with current safety, sustainability, and urban living standards.

The upcoming project will be developed on a land parcel of approximately 2,300 square meters and is expected to generate a Gross Development Value (GDV) of around ₹160 crore. The new development will include well-planned residential units along with curated commercial spaces, supported by modern amenities designed to meet the needs of contemporary urban living.

As part of the redevelopment plan, existing society members will receive larger and better-designed homes with modern layouts and upgraded specifications. The project will also provide dedicated parking spaces and improved common infrastructuresignificantly enhancing the quality of living for residents.

The proposed tower will be designed with a strong emphasis on sustainability and resilience. The development is expected to incorporate energy-efficient systems, rainwater harvesting mechanisms, enhanced fire-safety measures, and smart building technologies. These features will align the project with current environmental and structural norms while supporting sustainable urban development.

Strategically located in Kandivali Westa rapidly growing residential and commercial hub in Mumbai, the project benefits from strong social infrastructure and excellent connectivity.
