UP people’s dream of owning a house will be fulfilled, builders will build 25 percent cheaper houses; Government made new policy

UP News: Yogi government is continuously giving new gifts to the people of the state. Now Yogi government has started the effort to provide cheap houses to those people. Whose budget is less. Under the new policy of Yogi government, now private developers and builders will have to build 25 percent affordable housing (EWS) in their projects. All this will happen due to the tightening of new rules and conditions made by the Yogi government.

Under the new rules, builders will have to mortgage 15 percent of their land with the respective local bodies i.e. KDA, Housing Development Council and UPSIDA. Under the new policy, if the builder does not construct EWS housing, the civic bodies will have the right to confiscate the mortgaged land of the builder.

Yogi government made a new policy

For this, the Yogi government has made a new policy for ‘Partnership Affordable Housing’ (PHP) and ‘Affordable Rental Housing’ (ARH) under the Pradhan Mantri Awas Yojana-Urban 2.0. UP Principal Secretary Housing P. Guruprasad released the new policy. This policy has also been sent to KDA and Housing Development. Let us tell you that earlier private developers had to reserve only 15 to 20 percent of EWS and LIG houses in the project. There was no compulsion to keep the land mortgaged. But now in the new policy, private developers will have to compulsorily build 25 percent of their entire project or minimum 100 houses for EWS category.

Government will provide incentives and relief to builders

In return, the government will also provide incentives and relief to private developers. These projects will also be exempted from statutory charges like land use change fee and map fee. At the same time, the 15 percent land which will be kept as mortgage will be released in the proportion to which the beneficiaries get the possession.

Government is taking strict action against builders

Along with this, the government is hiring builders. For which, to bring transparency in the scheme, it will be mandatory to register every project with RERA. Along with this, the construction of houses will be monitored in five phases by geo-tagging through ‘Bharat App’. The time limit for construction of four storey buildings will be 24 months, whereas for buildings taller than that, the time limit has been fixed at 36 months.

These will be the special features of the project

Under this project the government will give a subsidy of Rs 2.50 lakh. In which Rs 1.50 lakh will be given by the Central Government and Rs 1.00 lakh will be given by the State Government. EWS, LIG ​​families of urban areas will be eligible for this project. Whereas the size of the house will be 30 to 35 square meter carpet area. Apart from this, there will be a ban on selling these allotted houses for another five years. These houses will have facilities of solar energy, rain water harvesting and green building standards.

Town planner also responded

The reaction of the town planner has also come to light on the new policy of Yogi government. Chief Town Planner of Kanpur Development Authority, Manoj Kumar said that the government has issued a new policy. He said that now any private developer who prepares the detailed project report of his project or gets the plan map approved will be made to work under the new policy. Under which they will have to build 25 percent cheaper houses. Also, 15 percent land will have to be mortgaged.
