RERA has clarified that before investing in any project, it is very important to check some important documents and information. RERA says that only an informed buyer can make a safe investment, hence complete information related to the project has been made available online, so that transparency can be maintained and people can be protected from fraud.

1. Investigation of land ownership is necessary

Before buying a house, it is important to check whether the legal ownership of the land on which the project is being built is clear or not. It should be confirmed whether there is any dispute, dues or court case going on over the land.

2. Approved map and layout plan

Buyers should ensure that the plan and layout of the project is approved by the competent authority. It is very important to check whether the construction work is being done as per the approved plan or not.

3. Reconciliation of inventory details

The flat, plot or shop you want to buy should match the inventory available on the RERA portal. This shows whether the unit is actually available or not.

4. Bank account details of the project

As per RERA rules there is a separate bank account for the project. Buyers should ensure that their money is being used for the project in which they are investing.

5. Checking quarterly progress report

Information about the actual status of the construction work and the deadline of the project can be obtained by looking at the QPR (Quarterly Progress Report) of the project.

6. Promoter’s credibility and record

It can also be seen on the RERA portal how many complaints have been filed against the promoter and how they have been resolved. From this the credibility of the promoter can be estimated.
