Why now is the time to own a riverside apartment near Thu Thiem

Launched in June, the project has entered its initial sales phase, when buyers have access to a wider selection of units and the project’s current sales policies before surrounding infrastructure projects are completed.

Buying before infrastructure is completed

According to the developer, Ho Chi Minh City’s property market has historically experienced price growth during periods of major infrastructure investment.

Eastern Ho Chi Minh City is entering such a phase, with several transport projects scheduled for implementation or completion between 2026 and 2030. They include the expansion of Vo Chi Cong Street, upgrades to My Thuy Intersection, the Cat Lai-Phu Huu connector road, an interchange linking Ring Road 3 with the Ho Chi Minh City-Long Thanh-Dau Giay Expressway, and transit-oriented development associated with Metro Line 6.

Located on Vo Chi Cong Street adjacent to Thu Thiem, Gladia Heights is scheduled for handover in the fourth quarter of 2027, when several of these infrastructure projects are expected to have been completed.

The developer said buyers purchasing during the current phase may benefit from the area’s longer-term development as infrastructure is completed.

Limited supply near the city center

Market conditions are another factor cited by the developer.

According to CBRE, around 80% of newly launched apartments in the expanded Ho Chi Minh City market during the second quarter of 2026 were located in the former Binh Duong area, reflecting limited new supply within the city’s established urban core.

CBRE also reported cumulative apartment supply of nearly 355,000 units by the end of the second quarter, while unsold inventory accounted for 2.3% of total supply.

Against this backdrop, the developer said Gladia Heights is among the relatively few new apartment projects being launched near the city center.

The development comprises 616 apartments and 23 commercial and service units within a 60-hectare master-planned urban area. It is bordered by natural waterways on three sides and has direct access to Thu Thiem, where demand for housing is expected to increase as the area develops into a financial and commercial center.

Launch-phase sales policies

According to the developer, the initial sales phase offers buyers a broader selection of apartment layouts, floor levels and views. Approximately 70% of the units overlook the river, while the remainder face landscaped areas and swimming pools.

Prices start from VND83 million (US$3,153) per square meter for standard handover units. Under the current sales policy, buyers are required to pay 10% of the purchase price before handover.

Financing is available through VietinBank, BIDV, OCB, MB Bank, Vietcombank and Standard Chartered Bank. The developer said the program includes interest support of up to 24 months and other incentives during the initial launch period.

According to the developer, the project has obtained a land-use rights certificate, approval to sell off-plan residential units and a handover guarantee from VietinBank.

The developer also said the project is eligible for ownership by foreign organizations and individuals under current regulations.

It is scheduled to officially open sales on Aug. 1 at GEM Center in Ho Chi Minh City.
