Bengaluru leads with 25.4% share, and has become the main center of AI development, followed closely by Delhi-NCR with 24.8%. Mumbai is at third place with 19.2%, taking the total share of the top three cities to almost 70%. Other significant contributors include Hyderabad (12.5%), Pune (9.6%), Chennai (6.4%), and Kolkata (2.1%).
This geographical concentration reflects India’s maturing AI ecosystem and the important role of talent clusters in driving innovation. **Anshuman Magazine**, Chairman and CEO, India, South-East Asia and MEA at CBRE, said: “AI has gone from being a buzzword to an essential part of India’s larger economic and infrastructure growth story. The growing demand for AI professionals is not just a job trend, but a big part of how global enterprises view India as a hub of end-to-end innovation rather than just service delivery.” This change is set to redefine the country’s economic landscape and its place in the global digital value chain.”
This surge in AI coincides with the strong performance of the office market. According to CBRE’s India Office Figures Q4 2025 report (released in January 2026), India’s office leasing is set to reach a record 82.6 million sq. ft in 2025. ft. (up ~1% on an annual basis). **Bengaluru** led with 26%, followed by **Mumbai** (18%) and **Delhi-NCR** (17%). Bengaluru’s dominance in AI hiring is linked to its status as the Global Capability Center (GCC) capital of India, which will account for more than one-third of national GCC leasing in 2025.
Top AI domains include **Engineering** (Software/QA foundation), **Data Science & Analytics** (common in Delhi-NCR), and **Customer Success/Service/Operations** (growing in Bengaluru/Mumbai for real-time business impact). CBRE expects AI applications to grow in **marketing**, **communications**, and **consulting** as integration increases.
The findings, reported by ANI, The Tribune, Business Standard, Zee Business, CXOToday, and others, showcase India’s strategic positioning in the global AI talent landscape.
