Big update regarding ‘Rayati land’ in Bihar, new system implemented
Patna. Bihar government has implemented a new system in the registration of tenant land, which will make the purchase and sale of land more secure and transparent. According to the new rule, at the time of registration, the parties to the land i.e. buyer or seller, as per their wish, will be able to get the complete official information about the land within ten days. This facility will be available on tenant land from the financial year 2026-27.
Changes in registration process
The state’s Prohibition, Excise and Registration Department and Revenue and Land Reforms Department have issued orders for this new system. Under this, all the collectors are directed that at the time of registration and mutation, all the details related to land should be correct and clear. Lack of information related to land often led to disputes and wrong registrations. In the new system, the party has been given the option to get prior information.
Information on e-registration portal
To get the updated land report, the applicant will have to log in to the e-Nibandhan portal and enter his information. This includes: Registration Office, Zone, Mauj, Thana, Account and Khasra Number, Area of Land, Chauhaddi, Jamabandi Number, Jamabandi Holder, Name of Buyer and Seller and Type of Land. If the party does not opt to receive updated information, registration will be done as per the normal process.
Report and alert in 10 days
If the party chooses the option of information, the zonal officer or revenue officer will investigate the land and upload the report on the portal. Information about this process will be given to the applicant and officials through SMS. If the report is not provided within ten days, it will be assumed that the information given by the party is sufficient and the registration will proceed automatically.

Registration of land blocked by the court, government plots and plots under land demarcation dispute will be done as per the information recorded in the software.
