What is House Building Advance?
The House Building Advance Scheme of the Central Government is not a new scheme. The scheme has been running for many years but recently there has been an important change in it which is benefiting the central government employees the most and this change is being welcomed all round.
Through this scheme, the central government provides home loans to government employees at very low interest rates. This makes the employee’s dream of a house easily fulfilled and he does not have to face much financial difficulties.
What is special is that under this scheme direct assistance up to Rs 25 lakh is now being made available. Earlier the amount was less but in the new rule the amount has been increased. According to the new rules, central government employees will be eligible to take a loan of 34 times their basic salary plus dearness allowance or a maximum of Rs 25 lakh, whichever is less.
Loan can be availed not only for building or buying a house but also for renovation i.e. renovation can be availed of this scheme. Employees get help from this scheme if they want to expand the house.
A separate limit has been set if the house is to be renovated. Meanwhile, maximum interest rate of seven and a half percent can be charged for the loan given under this scheme. Also the minimum interest rate is six percent. But only those employees who have served for at least five years can avail this benefit.
But the biggest condition of this scheme is that if both husband and wife are in government jobs then only one of them can apply for home loan i.e. if two people are employed then both of them cannot apply.
