Jewar Airport i.e. Noida International Airport built in Gautam Buddha Nagar district of Uttar Pradesh is now ready for inauguration. On Saturday, Prime Minister Narendra Modi will inaugurate Noida International Airport and airplane flights can start from here in a few days. Before this flight, the rates of land, flats and apartments in the areas around the airport have started touching the sky. In the last 5 years alone, the prices of houses around Yamuna Expressway have increased two to three times. At the same time, plot prices have increased up to 5 times. It is expected that compared to the current price, the price of existing property in this area may increase by 20 to 30 percent in the next two years.
Due to this airport being built from the year 2021, property prices have increased from Noida to Aligarh and Tappal. Builders who have launched residential or commercial projects here have also seen a huge increase in their prices. The prices of plots have doubled-three times in no time. Now it is being speculated that this trend will continue in the coming years also. After the commencement of operation of the airport, many luxury hotels and corporate houses are also expected to come up in this area. Additionally, due to its connectivity with the cities of Gurugram and Faridabad, the airport may also become very busy in a few years.
How much will prices increase?
According to the report of Square Yards, the prices of plots around Noida International Airport may increase by 28 percent and the prices of apartments by 22 percent in the next two years. In the last five years alone, apartment prices have increased three times and plot prices have increased by one and a half times on an average. At the same time, in some sectors this increase has been up to 5 times.

If we understand this in terms of price, then if you had bought an apartment in this area for Rs 1 crore five years ago, then its price has now reached almost Rs 3 crore. Similarly, the price of a plot purchased for Rs 1 crore has now reached Rs 1.5 to Rs 2 crore. According to this report, this price can reach around Rs 3.75 crore for an apartment and Rs 2.5 crore for a plot in the next two years.
The same report shows that between 2020 and 2025, the prices of properties located on Yamuna Expressway have increased rapidly. Last year the average plot price was Rs 2500 per square foot, which may go up to Rs 3200 per square foot by 2027. Similarly, the price of apartments was up to Rs 9600 per square foot, which can go up to Rs 11,800 per square foot by next year.

Connectivity is the most important reason
The biggest feature of Jewar Airport is its connectivity. It is located on Yamuna Expressway, due to which you can reach this airport from Delhi in one hour. There is a plan to connect it with Ganga Expressway in future. There is Eastern Peripheral Express at a short distance, through which you can easily reach this airport from cities like Baghpat, Ghaziabad, Palwal and Bulandshahr. Apart from this, work is going on at a fast pace on the Jewar Link Expressway to directly connect Faridabad to the airport. After the completion of this road, apart from cities like Faridabad and Ballabgarh, connectivity will also be available with Delhi-Mumbai Expressway.
Later it will also be connected through metro. Apart from this, it can also be connected to some cities including Delhi through semi high speed train. At present, the first phase of Noida Airport is starting. There are preparations to make this airport the largest airport in Asia in the coming time.
