Integrated modern township developments central to Nam Long’s growth strategy
The developer was among the early adopters of the integrated modern township model in Vietnam, with projects including Waterpoint (355 hectares) in Tay Ninh, Mizuki Park (26 hectares) in Ho Chi Minh City and Izumi City (170 hectares) in Dong Nai, as well as its other developments.
According to the Ministry of Construction, Vietnam’s urbanization rate has exceeded 40%, while housing demand continues to rise in major cities. The trend has increased pressure on urban infrastructure and highlighted demand for green spaces and community amenities.

At the same time, rising incomes and changing lifestyles have influenced homebuyers’ preferences, with greater attention being paid to living environments, amenities and connectivity.
Recent market reports by firms including Savills, CBRE and Batdongsan.com have noted growing interest in mixed-use developments that combine residential, commercial and public facilities.
Le Phuoc Thanh, Project Development Director at Nam Long, said the group’s projects are planned as integrated townships that incorporate housing, green spaces, educational facilities, healthcare services and community amenities.
At Waterpoint, located along the Vam Co Dong River, the developer said approximately 95 hectares have been allocated to parks, green spaces and open areas. Existing facilities include a bilingual boarding school, supermarket, medical clinic, sports facilities and an internal transportation network. Residential clusters are connected through walking and cycling paths.

In southern Ho Chi Minh City, Mizuki Park spans 26 hectares and includes more than 10.3 hectares of landscaped parks, along with waterways and green spaces. The project is home to more than 4,000 households and includes schools, retail facilities and community activities.
Meanwhile, Izumi City is being developed across 170 hectares in Dong Nai Province.
The project is planned as an integrated township with residential, commercial, educational and public-use components, benefiting from improving regional infrastructure and connectivity to Ho Chi Minh City and Long Thanh International Airport.

According to Nam Long, the projects share a planning approach that emphasizes long-term residential use, community development and environmental considerations.
Thanh said the group also organizes community events and activities aimed at encouraging interaction among residents.
The projects were recently recognized at the second Vietnam National Real Estate Awards, organized by the Vietnam National Real Estate Association.
Waterpoint was named among the “Top 10 Most Livable Township Projects in Vietnam,” Mizuki Park was included in the “Top 10 Most Exemplary Sustainable Development Projects in Vietnam,” and Izumi City was recognized among the “Top 10 Most Promising Commercial Housing Projects in Vietnam.

According to Thanh, the three projects reflect the group’s broader development strategy of combining residential spaces with community amenities and green planning principles.
Looking ahead, Nam Long said it plans to continue developing integrated modern townships while expanding sustainability initiatives and strengthening cooperation with domestic and international partners.
