New City: New city going to be established in Delhi-NCR, land rates will be high
New City: The government is going to take another big step towards the planned development of Delhi-NCR region. In this context, work on the plan to develop the new city (New Noida) has intensified. The final approval for land acquisition for this ambitious project is expected to be given in the next one to one and a half months. The government and the authorities have decided to adopt a hybrid model for land acquisition, in which both the consent of farmers and the administrative process will remain open.
Priority to the interests of farmers
Under the hybrid model, the authority or any other developer will be able to purchase land directly from the farmers with mutual consent. At the same time, if needed, acquisition can also be done through the district administration under Section 4 and 6 of the Land Acquisition Act. Officials say that the purpose of this model is to give better compensation and options to the farmers, so that no one is forced.
New city will be built on the land of 80 villages
The proposed city will be developed on the land of about 80 villages in Dadri and Bulandshahr areas. On paper, this project has been named DNGIR (Dadri-Noida-Ghaziabad Investment Region). It is believed that this project will significantly increase the land prices of these villages.
Compensation rates will be decided in January
According to officials, an important meeting is going to be held in January regarding compensation rates. The authority has already prepared a proposal related to this. There has been a discussion at the government level regarding the process and model of land acquisition, in which a consensus seems to be emerging on the hybrid model.
Acquisition will start from these areas
In the initial phase, the plan is to start the land acquisition process in Jokhabad and Sanwali area, especially around the junction of Eastern Peripheral Expressway and GT Road. Officials hope that the process will be formally taken forward once government approval is received.
Development will take place in 21,000 hectares, work will be done in four phases
According to the authority, New Noida will be developed in an area of about 21,000 hectares. The first phase (till 2027) will be 3,165 hectares, the second phase (2027–2032) will be 3,798 hectares, the third phase (2032–2037): 5,908 hectares, the fourth phase (2037–2041) will be 8,230 hectares.
Will be recognized as education city
There is a plan to develop New Noida as an education city. Universities, colleges and research institutes will be established here, due to which this area will emerge as a major center of education.
New Noida will become industrial and residential hub
This project is being considered a game-changer for industry, real estate, education and healthcare sectors. Due to the connection with Delhi-Mumbai Industrial Corridor, there will be better connectivity, economic development and lakhs of employment opportunities. This new city, to be developed in 21,000 hectares, can completely change the development picture of Delhi-NCR in the coming years.
