New township on 500 acres in Bihar, land owners are in trouble
Patna. Patna, the capital of Bihar, is going to mark a new milestone in the history of its urban expansion. The state government has selected Sonpur area as a satellite township to realize the dream of ‘Greater Patna’. Under this project, a modern city will be built on about 500 acres just in front of JP Setu, which will help in reducing the increasing traffic and population pressure of Patna.
Sonpur will become the center of Greater Patna
According to the plan of the Urban Development Department, this area of Sonpur will be included in Greater Patna. It will be developed in a phased manner and the land acquisition process is likely to start from next month. This scheme includes both private and railway land, for which negotiations will be done with the railway administration.
Big benefit to land owners
The interests of land owners have been kept in mind in the new scheme. The government will develop the area after acquiring the land and return 55 percent of the land to the owners. The compensation amount has been kept attractive, which will be almost three times the circle rate. Compensation per acre of land can range from Rs 1.30 crore to Rs 6 crore. This system will be implemented in Sonpur and Muzaffarpur in the first phase.
How will the new city develop?
The satellite township will be developed as a completely planned city. This will include wide roads, parks, public facilities and housing for the weaker sections. The government will put some part of the developed area for sale, so that resources can be raised for the project. Its objective is to make it not just a residential area but a center of employment, investment and social life.
New master plan for 43 cities
Bihar government does not want to be limited to Patna. A new master plan has been prepared to develop satellite townships in 43 cities in the state. For this, the Cabinet has approved Bihar Urban Planning Scheme Rules-2025. The objective of the scheme is to reduce the increasing urban pressure on cities like Patna, Muzaffarpur, Gaya, Bhagalpur and Purnia.
