The Uttar Pradesh government has completed preparations to bring ‘Unified Building Regulation-2026’ for all the industrial development authorities of the state. Invest UP department has released its draft and suggestions have been sought from the public and experts on it within the next 15 days.

Same rule, all confusion will end

Till now, construction rules were different in different areas like Noida, Greater Noida and Yamuna Expressway, which often led to confusion among builders and the general public. After the implementation of the new rules, there will be uniform ‘Unified Building Bylaws’ in the industrial development authorities of the entire state. This will not only increase transparency, but the process of getting the map passed and construction approval will also become simpler and faster than before.

The wider the road, the taller the building will be

The biggest change in the new draft is regarding ‘Premium Purchasable FAR’ (FAR). Now it has been directly linked to the width of the road. This means that if the road in front of your building is wider, the builder will be able to purchase additional FAR by paying a fixed fee. This will make it possible to increase the height of buildings further. In simple words, now tall towers can be built even on small plots, due to which more houses can be built on limited land and it is expected that the cost of houses for the customers will come down.

New rules for e-charging and parking

Keeping in view the future needs, special emphasis has been laid in the new rules on charging infrastructure for electric vehicles (EV). Now e-charging facility will be mandatory in new buildings. Apart from this, changes have also been made to solve the parking problem. In group housing projects, 1 to 1.5 parking slots have been fixed per unit. At the same time, parking rules for commercial construction have been revised and now slots have been fixed in the range of 50-500 square meters.

Big relaxation in green area and height limit

The government has almost abolished the old limit of 10 to 24 meters regarding the height of buildings. Now there will be height restrictions only near airports and heritage sites, at other places builders will be able to build sky-touching buildings. Also, flexibility has also been brought in the rules of green area, which can now be allowed to be kept up to 5-10%. Experts believe that this policy will change the entire map of Noida and investors will get better returns on their property in future.

Experts believe that linking FAR with road width is a revolutionary step. This will lead to ‘vertical development’ (upward development) of cities, which is very important for the increasing population. Developers say that removing the height cap will encourage high-rise projects and with the ease of approval process, projects will be completed on time. This will not only give a new impetus to the real estate sector, but will also directly benefit home buyers.
