Property Card: Now every flat will get ‘property card’; A big announcement by the government

Property Card | The Maharashtra government is preparing a very important and historical ‘Land Titling Act’ regarding land ownership rights and due to this act ‘Property Card’ will be made mandatory for every piece of land in the state. The draft of this law is ready and it will be implemented from the coming month of July. Maharashtra will be the first state in the country to enact such a law. Revenue Minister Chandrasekhar Bawankule has given information about this.

Currently in urban areas the property card issued by the city land survey department is considered as the important document of ownership, while in rural areas the 7/12 extract is used. However, after the implementation of the new law, all properties across the state will be brought under a uniform system. According to the government, this can greatly reduce the confusion and legal difficulties associated with land ownership. Property Card

Chandrasekhar Bawankule said that the properties of about 14 crore people in Maharashtra will be brought under this system. The official value of each property will be mentioned on the card. This document will be accepted globally and will serve as a stronger and legal proof of land ownership. It is also likely to be of great benefit in future bank lending, transactions and legal proceedings.

The government is all set to finalize the law by July, and the bill may be tabled in the state legislature during the monsoon session. The government has claimed that after the implementation of this law, no property in the state will remain without a property card. Property Card

Along with this, a major change is also proposed for flat owners. A proposal to introduce a separate ‘vertical property card’ for each flat in multi-storied buildings is under consideration by the government. At present, as there is no official sheet of independent ownership for the flat, many legal problems arise. The new arrangement allows each flat holder to get a separate ownership proof of his own house.

According to revenue department officials, the existing 7/12 extract or property card will remain the primary document, while the vertical property card will be used as a supplementary proof. Therefore, it is expected that land and flat transactions will be more transparent, easy and dispute-free in the future.
