Houses have become expensive in these 7 cities of the country, now you will have to pay Rs 23 lakh extra, 55 percent increase in Delhi-NCR
New Delhi: There has been a huge increase in property prices in the country for some time now. The average house price in the top 7 cities of the country has jumped by 23 per cent to close to Rs 1.23 crore in the first half of FY 25. However, the average house price in H1FY24 was around Rs 1 crore. If you are now planning to buy a house or are going to buy a house, then you will have to pay around Rs 23 lakh extra while buying the house.
According to a recent report by property consultants Anarock Group, after the Covid-19 pandemic, there have been record sales of luxury homes in the top-7 cities of the country. Along with this, there has also been a huge increase in the prices of houses. The most surprising thing is that house prices in Delhi-NCR have increased by more than 55 percent on an annual basis. While the average price of houses was Rs 93 lakh in the first half of FY24, it has now increased to Rs 1 crore 45 lakh in the first half of FY25.

Increase in sales despite expensive prices
But the most interesting thing is that despite the huge increase in prices, the demand for houses has not decreased. In the first half of the financial year 2024, about 32 thousand 315 houses worth Rs 30,154 crore were sold in NCR. Similarly, in the first half of the financial year 2025, about 32 thousand 120 houses worth Rs 46,611 crore have been sold. While units sold have seen a 1 percent decline, the value of inventory sold has increased 55 percent during the period.
Houses became costlier by 44 percent in Bengaluru
In the national capital Delhi and NCR, the prices of houses have become costlier by 55 percent. At the same time, an increase of 44 percent was seen in the prices of houses in Tech City i.e. Bengaluru. Bengaluru is at second place in the list of cities with most expensive houses. In the first half of 2024, the average price of houses here was Rs 84 lakh. It has increased to Rs 1 crore 21 lakh in the first half of 2025.
Inflation increased in Hyderabad-Kolkata also
Apart from Bengaluru, house prices have also increased in Hyderabad, Chennai, Pune and Kolkata. While the price of houses in Hyderabad was Rs 84 lakh in the first half of FY24, it increased by 37 per cent to Rs 1.15 crore in the first half of FY25. Whereas in Chennai, the price of houses increased by 31 percent from Rs 72 lakh to Rs 95 lakh in the financial year 2025. The average price of houses in Pune increased by 29 percent from Rs 66 lakh to Rs 85 lakh. Talking about Kolkata, the average price of houses here has increased by 16 percent from Rs 53 lakh to Rs 61 lakh.
