Great news for those planning to build their dream home in Uttarakhand! Now there will be no need to waste time by standing in long queues at the Development Authority office. The state government has simplified the entire process of passing maps for small and low-risk buildings.

Dhami Cabinet has given green signal to the new system of passing the map under ‘Ease of Doing Business’. Now this work can be done directly through a third party i.e. empaneled architect instead of visiting government offices.

What will change with the new system?

On the instructions of the Government of India, the State Cabinet has approved this important decision. According to the new rules, plans for single residential houses and small commercial buildings can now be self-certified by empaneled architects.

For this, the builder will have to fill SC-1 and SC-2 forms along with the application and submit all the necessary documents to the competent authority. In this it has to be mentioned that the plan of the building has been verified by the architect and the prescribed fees have been deposited.

Housing Department Principal Secretary R Meenakshi Sundaram said that this change has been brought to provide additional facilities to the common people. Now home owners can choose either the development authority or a third party architect as per their choice. Earlier, permission from the authority was required for every small map, which has now become optional.

Big relief to the industry too

Apart from this, the government has also given a big gift to the industrial sector. Uttarakhand General Industrial Development Control (Amendment) Regulations, 2025 have been approved in the cabinet meeting. This decision will reduce the compliance burden and increase the ground coverage area of ​​MSMEs and other industrial units.
