KCN Vietnam Group has held a groundbreaking ceremony for the KCN Phuc Dien – Hai Phong project at the Phuc Dien Expansion Industrial Park in Ke Sat Commune in Hai Phong.
The ready-built factory and warehouse project, located in what used to be part of Hai Duong Province before Vietnam’s administrative mergers last year, covers a total area of 18.7 hectares and is expected to provide more than 116,000 square meters of leasable floor space.
Once completed, it is expected to add to the supply of modern industrial facilities in northern Vietnam, supporting both domestic and foreign manufacturers seeking to establish or expand operations in the country.

KCN Phuc Dien – Hai Phong is the fourth ready-built industrial facilities project developed by KCN Vietnam Group in northern Vietnam. According to the developer, the project forms part of its broader portfolio of ready-built factories and warehouses across major industrial hubs.
The development comes amid continued growth in the northern industrial real estate market. According to the 2026 Vietnam Real Estate Market Outlook published by CBRE, the supply of ready-built factories increased significantly during 2024-2025, reaching around 700,000 square meters in 2025 while maintaining relatively high occupancy levels. In Hai Phong, occupancy rates were reported at 75.4% for ready-built warehouses and 85.8% for ready-built factories.
Hai Phong has emerged as an important destination for foreign direct investment in northern Vietnam. By the end of 2025, the city had recorded 1,768 active FDI projects with total registered capital exceeding US$50 billion, while gross regional domestic product (GRDP) grew by 11.81%. The processing and manufacturing sector continues to be a major driver of the local economy.
In the former Hai Duong Province area, industrial development is concentrated in sectors such as electronic components, precision engineering, and supporting industries. The area benefits from an established manufacturing base and a network of supporting enterprises, contributing to demand for standardized ready-built production facilities.
Strategically located along the Hanoi-Hai Phong economic corridor, the project is expected to provide convenient access to international seaports and airports, as well as to an established industrial workforce in the region.

Nguyen Thi Thuy Hang, Deputy Head of the Hai Phong Economic Zone Authority (HEZA), welcomed the investment, noting that the project is expected to expand the supply of ready-built factories and warehouses to support the city’s industrial development.
The development will include a mix of ready-built factories and ready-built warehouses designed to meet different manufacturing and storage needs. According to the developer, the project will incorporate fire safety systems and environmental considerations, including green areas, to support long-term operations.
Hardy Diec, Chief Operating Officer of KCN Vietnam Group, said the project reflects the company’s continued efforts to expand industrial infrastructure in northern Vietnam.
He added that in 2026 the company plans to focus on major industrial hubs with strong connectivity and established manufacturing ecosystems, including Dong Nai Province, Ho Chi Minh City (including the former Binh Duong), and Bac Ninh Province.
“Beyond providing ready-built factory and logistics facilities, we are working to adopt green building practices and improve design standards to support investors in enhancing operational efficiency and long-term competitiveness in global supply chains,” Diec said.
According to the developer, KCN Phuc Dien – Hai Phong forms part of its long-term strategy to develop industrial infrastructure across Vietnam and support sustainable economic growth.
