50 Ias Officers Purchased Agricultural Land On The Same Day The Price Increased 11 Times After The Project Was Approved

A big land deal involving senior bureaucrats in Madhya Pradesh has now come under question. According to reports, around 50 IAS-IPS officers had purchased agricultural land on a single day in Guradi Ghat village located in Kolar area of ​​Bhopal. After this, the Western Bypass project worth ₹3,200 crore was approved in the same area and after some time the use of that land was changed from agriculture to residential. After this entire process, land prices reportedly increased by up to 11 times.

According to the report, the matter came to light from the immovable property returns (IPR) submitted by the authorities. The documents mention that several IAS and IPS officers belonging to different parts of the country had collectively purchased 2.023 hectares of agricultural land on April 4, 2022. These include officers posted in Delhi and officers of Maharashtra, Telangana and Haryana cadre.

It has been told that this land was purchased through a single document. There are said to be 41 different buyers behind the total of 50 shareholders. At the time of registration, the value of this land was recorded as around ₹5.5 crore, while the market value was said to be around ₹7.78 crore.

In the IPR documents, this investment has been described as an investment made by like-minded officials. According to the report, on August 31, 2023, 16 months after the land was purchased, the state cabinet approved the ₹3,200 crore Western Bypass Project for the same area. According to the current alignment, this bypass is located about 500 meters away from the ground.

When this land was purchased, its status was agricultural land. However, this land was converted to residential category in June 2024, about 10 months after the bypass project was approved.

According to the report, in the year 2022, the price of agricultural land of about 5 acres i.e. about 2.17 lakh square feet was about ₹ 81.75 per square foot. But after changing the land use, this rate increased to about ₹ 557 per square foot in June 2024. Due to this, the value of 5 acres of land increased to more than ₹ 12 crore.

At present the market rate of land in the area is said to be ₹2,500 to ₹3,000 per square foot. Accordingly, the total value of that land is now being estimated between ₹55 crore to ₹65 crore.

The report also states that no residential society has been developed there so far in accordance with the purpose for which the land was converted into residential category. According to the rules, before starting any residential project, allotment of plot or transfer of land to the society is necessary.

After this matter came to light, discussions have intensified in administrative circles and political circles. In this case, it is clearly visible that these IAS-IPS officers were already aware of the bypass project and land use change. However, no official response has come yet from the concerned authorities in this entire matter. Now all eyes are on whether there will be an independent investigation by the BJP government into this alleged land investment and the subsequent decisions.
