Now a modern residential complex is going to be developed in the Chakia area of Prayagraj on that land, which was in the news for a long time due to the ancestral house of mafia Atiq Ahmed and the controversies related to it. Prayagraj Development Authority i.e. PDA has prepared a group housing scheme for the middle income group and common people here. The project has been named Padmalok Awas Yojana. Under this, there is a plan to provide houses to hundreds of families at affordable rates. The project has also been registered with the Real Estate Regulatory Authority i.e. RERA. According to RERA records, the project of Padmalok Awas Yojana Prayagraj was registered on 22 August 2026 and its location is registered in Kasari-Masari area.
According to the PDA plan, 602 two-BHK flats will be built in this proposed group housing project in Chakia. According to initial information, the price of a flat has been kept at around Rs 25 lakh. Accordingly, the estimated cost of the flats of the entire project is more than Rs 150 crore. The project aims to provide housing to families who want to buy their own homes in the city but find it difficult to buy flats in expensive housing schemes of private builders.
This project is also considered special because it is being constructed very close to the old ancestral house of Atiq Ahmed in Chakia. Due to the controversies related to Atiq's name and his family, Chakia has been in the news related to crime and politics of Prayagraj for a long time. Now, with PDA's planned residential project being developed in the same area, it is being seen as an attempt to give a different direction to the identity of the area. However, the official objective of the project is not to link the property of any individual or family, but to provide residential development and flats to the people.
According to the PDA, the land will be used for the project under the Kasari-Masari Housing Scheme. Earlier, it had come to light about illegal occupation of about 9 thousand square meters of PDA land in the same area. Later the authority planned to take over the land and develop group housing there. According to the information revealed in July, at that time there was a plan to build about 700 two-BHK flats, but later details of 602 flats have come to light in the project registered in RERA.
The name of the project is recorded as Padma Lok Awas Yojana Prayagraj in the official records of RERA. The promoter of the project is Prayagraj Development Authority and it has been registered as a new project. As per records, the proposed start of the project is considered to be from August 1, 2026, while the declared completion date is recorded as July 16, 2031. That is, the RERA records record a long timeline for the project, while the public announcements of the PDA state that the target to complete the construction in about three years.
This residential complex will not only have flats, but basic facilities will also be developed keeping in mind the needs of a large number of families. According to the information released earlier, there is a plan to install eight lifts in the multi-storey building. Along with this, arrangements for parking of vehicles will also be made. Considering the large number of families living in the same complex, facilities like electricity, water, sewer, garbage disposal and transportation have also been planned as part of the project. RERA records also mention the uploading of documents related to power supply, water supply and garbage disposal for the project.
With 602 two-BHK flats priced at around Rs 25 lakh, the project could be a hit for middle-income families looking for homes in Prayagraj at a relatively affordable price. In the July scheme, there was a provision of depositing 10 percent of the price of the flat i.e. around Rs 2.5 lakh at the time of registration. However, the final booking, payment and allotment terms will be as per the official scheme and application process issued by PDA.
The matter of allotment of flats through lottery was earlier informed by PDA. This means that flats will be selected among the eligible applicants as per the prescribed procedure. In this way, the scheme calls for adopting a prescribed application and allotment process instead of directly giving flats to any one person in an arbitrary manner. With the coming of this project in Chakia, a change in the appearance of the area is also expected. For a long time this area has been in the news due to unplanned development, illegal encroachments and controversies related to Atiq Ahmed. Now, development of multi-storey residential complex in a planned manner by PDA will also provide an opportunity to arrange roads, parking, drainage and other civic amenities in the area. However, its actual impact will be evident only after the completion of the project and development of surrounding infrastructure.
According to PDA officials, the process of implementing the housing scheme has progressed. Earlier in September, information about preparations for Bhoomi Pujan was given. After this the construction work is expected to start and the application process for further flats will be brought forward. In the area where earlier there was a dispute over illegal occupation, it has been decided to convert the same land into a residential scheme and provide flats to the people.
