The latest cut reduced the price of his detached house at Sunshine Villa to HK$160 million, or HK$62,819 per square foot (US$86,198 per square meter), as reported by The Standard.
Chow purchased the property for HK$128 million in 2010, which set a record-high price per square foot at the time. He first listed the property for HK$220 million in October 2022 before lowering the asking price to HK$190 million and later revising it to HK$195 million in late 2024.
The estate, named “Sunshine Garden,” spans 236 square meters and includes a 186-square-meter flower garden.
Chow had carried out a full renovation of the property but has never lived in it or leased it out. Local media reports say the actor is selective about potential buyers and viewings are highly restricted, according to AsiaOne.
The mansion is said to be one of the most valuable assets in Chow’s real estate portfolio, which reportedly includes eight properties across Hong Kong with a combined estimated value of over HK$1 billion, The Star reported in April.
Chow and his Singaporean wife, Jasmine Tan, reportedly live in a 3,000-square-feet (278-square-meter) home on Cumberland Road in Kowloon Tong that he purchased in 1990 for HK$14.7 million. The home’s value later soared to an estimated HK$200 million at its peak.

Chow recently cashed in on a three-bedroom flat spanning 50 square meters at the Corona Tower in Central Hong Kong. He sold the property for HK$7.5 million in April for a 91% gain after holding it for more than three decades.
The transaction was Chow’s first officially recorded residential sale in nearly 16 years, according to the South China Morning Post.
Chow, 71, came from a modest background. Before his 1974 entry into TVB, he worked various jobs, including as a shoeshine boy, office assistant, parcel delivery worker, hotel employee and taxi driver.
Known locally as “Brother Fat,” the actor rose to prominence through TVB dramas like “The Good, The Bad, and The Ugly” and “The Bund.” He also became internationally recognized in Hollywood, including a starring role in the Oscar-winning film “Crouching Tiger, Hidden Dragon.”
Chow is known to maintain a low-key lifestyle despite his current wealth. He is often seen using public transport and eating at cha chaan tengs, also known as Hong Kong-style cafés and tea restaurants.
