Hyderabad Real Estate Sets New Record as Raidurg Land Fetches Rs 264 Crore per Acre

Hyderabad's real estate market set a new benchmark on Friday after one acre of prime government land in Raidurg fetched Rs 264 crore at an e-auction, surpassing the previous record of Rs 237 crore per acre.

The Telangana Industrial Infrastructure Corporation (TGIIC) realized Rs 1,386 crore from the auction of 5.25 acres of multi-use land located in Raidurg, a prime stretch of the city's Information Technology corridor.

The plots were offered at a reserve price of Rs 175 crore per acre. The final price of Rs 264 crore represented a 50.9 per cent premium over the reserve price, according to TGIIC.

The latest auction marks a sharp rise in land values ​​in the corridor. TGIIC's previous auction in May had fetched Rs 237 crore per acre, highlighting sustained investor demand for premium land in the area.

The corporation said the latest outcome reflected strong competition among leading developers and growing investor confidence in Hyderabad's major business and infrastructure corridors. It also said the auction demonstrated Telangana's infrastructure-led development approach and the city's growing appeal as a destination for institutional real estate investment.

The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction advisor. TGIIC said the process was designed to ensure transparency and encourage competitive participation from major national developers.

TGIIC Vice Chairman and Managing Director K. Shashanka said the successful auction reflected the confidence of the developer community in Telangana's future.

“What we're witnessing is not just strong pricing, but a clear endorsement of the state's development philosophy—one rooted in transparency, infrastructure excellence, and creating genuine value for all stakeholders,” Shashanka said.

He added that the competitive participation demonstrated the market's recognition of Hyderabad's transformation into a global business destination and said the results strengthened the city's position among India's leading investment destinations.
