Land owners’ luck shines! Registry rules are going to change in UP, now you will not have to visit offices
Lucknow: There is a big and relief news for those buying and selling land or property in Uttar Pradesh. The state government is now going to make a big change to make the entire process of land purchase, sale and registration very transparent, secure and hi-tech. After the implementation of this new system, frauds in the name of registry, games of middlemen and all kinds of irregularities will be stopped forever.
Complete records will be updated online as soon as registration is done.
Till now, after getting the land registered, people had to make rounds of government offices, but now this will not happen. Under the new proposed system, as soon as you get a property registered, its digital copy will be automatically transferred to the portal of the concerned departments. Its biggest advantage will be that the process of filing-rejecting i.e. mutation will become very fast and easy in the blink of an eye. The main objective of the government is to bring all the records related to land on a single digital platform, so that no vicious criminal can make any kind of manipulation in the records.
PAN and Aadhaar are mandatory, full attention has been paid to security
To make this new system foolproof, now it is being made mandatory to provide details of PAN card and Aadhar card in every registry. However, a special rule has been made keeping in mind the privacy and security of land owners. Not all the Aadhaar card numbers will be shown in the record, but only the last four digits will be displayed for security reasons. This strict step will completely stop illegal transactions based on fake documents and fake identities.
Government becomes strict after major revelations by Income Tax Department
In fact, recently, the Income Tax Department’s investigation had revealed large-scale rigging and irregularities regarding registry in many districts of UP. It was a shocking revelation in the investigation report that at many places the registration was done without correct and solid documents. The limit was reached when some properties were also registered, which had already been seized (attached) by the Income Tax Department, ED or CBI. After this serious revelation, there was a stir at the government level and work on this new system was quickly expedited to improve the registry process.
Registry will not be done without statements and signatures of witnesses
To root out fraud, the government has also tightened the rules regarding witnesses. Under the new system, mere submission of documents at the time of registration will not be enough, but statements of the buyer, seller and accompanying witnesses will also be recorded. Unless the process of signatures and statements of all parties is completed, the registry will not get legal recognition. This will completely stop forced sales and controversial deals done under someone’s pressure.
Every land will get its own ‘Unique Property ID’
The Uttar Pradesh government is now also working rapidly on the “Mapping and Unique Property ID” system. Under this, every plot (piece of land) in the state will be given a special and unique identification number. Just like every citizen has a number. With the help of this unique ID, the complete history and records of any land can be tracked with just one click, which will almost eliminate land disputes.
The game of brokers is over, land owners directly benefit
The administration clearly believes that as soon as this entire digital system comes into force, there will be transparency in the registry offices and the rule of middlemen will end forever. Online verification and auto-update system will save the time of the general public, they will not have to run to different offices and the biggest thing is that the possibility of corruption and bribery will be completely eliminated.
