Singapore executive flat built nearly 4 decades ago sets $1.29M record sale

The transaction, registered on Tuesday, surpassed all previous Housing and Development Board (HDB) resale prices in the central residential town of Bishan regardless of flat type, according to real estate news platform 99.co.

It marks the first time an executive flat has sold for more than SGD1.6 million. The sale also places the maisonette among Singapore’s five most expensive HDB resale transactions, although the national record remains a newer five-room flat at City Vue @ Henderson.

The maisonette is located at Block 192 Bishan Street 13 in the Bishan Spring HDB estate. Situated between the 22nd and 24th floors, the two-story unit spans about 162 square meters.

Its sale price was around 18% above the 2026 average for executive flats in Bishan.

The premium likely reflects the unit’s size, high-floor location, and central setting. Executive maisonettes are no longer built, and their spacious two-story layouts are rarely found in newer HDB developments.

Bishan Spring comprises four residential blocks with a mix of three-room, four-room, five-room, and executive flats.

The complex’s 99-year lease commenced in 1987, leaving the executive unit with about 60 years remaining as of August 2026. This is typical for many Bishan HDB developments completed during the late 1980s and early 1990s.

Beyond its size and elevated position, Bishan Spring benefits from its central location. Bishan MRT station is about a five- to six-minute walk away.

Bishan Bus Interchange is even closer, about a four- to five-minute walk away, providing additional transport options. Seven schools lie within a one-kilometer radius of the subject flat.

Under the URA Master Plan 2025, Bishan town center will be transformed into the Bishan Sub-Regional Centre, featuring a new business and employment hub integrated with community facilities, according to property listing platform EdgeProp.

The plan also includes pedestrian-friendly streets, additional community plazas and green spaces, and improved links to key transport nodes, bringing jobs and amenities closer to residents.

Bishan continues to dominate Singapore’s executive-flat resale market. Four of the country’s five most expensive executive-flat transactions have taken place in Bishan. The only exception is a SGD1.51 million sale at Mei Ling Street in Queenstown.
