Development of affordable housing within 500 meter radius of Metro-RRTS stations in Delhi; What is DDA’s new TOD policy?

Saravan Kumar recently shared many important things about the affordable housing development planned under the Transit Oriented Development (TOD) policy. Through this policy, better affordable housing will be developed on both sides of Delhi Metro and Namo Bharat (RRTS) stations. The initiative aims to transform the urban landscape and promote sustainable development. Is. Under the TOD policy, good, affordable and accessible housing will be provided to people in the areas around Metro and RRTS stations, so that people can make more use of public transport.

N. Sarwan Kumar said that the scheme seeks to make new residential units connected to transport facilities in Delhi more accessible and affordable. Under the TOD policy, multi-use development will be promoted in the areas around the stations, which will provide a complete lifestyle by combining residential, commercial, and commercial facilities. The objective of this policy is not only to overcome the housing shortage but also to ensure availability of roads, water, electricity and other basic facilities, so that these areas can become completely socially and economically prosperous.

Under this, affordable housing will be developed within a radius of five hundred meters of the existing and proposed metro corridors and Namo Bharat (RRTS) lines. Meetings will be organized between DDA and senior officials of the Ministry of Housing and Urban Affairs regarding the implementation of this scheme, so that its process can be implemented effectively.

Under the TOD policy, a five meter radius on either side of the metro corridor will be called TOD zone and a five meter radius along Namo Bharat Railway lines will be called NOD zone. TOD policy will be implemented in these areas, due to which sustainable infrastructure will be developed in densely populated areas. Its main objective is to create affordable housing and ensure availability of living spaces near public transport. N. Sarwan Kumar said that under this policy, cheap and accessible housing will be provided, which will accelerate the development of Delhi and the transportation options related to it will also be promoted. Through TOD policy, DDA will promote holistic lifestyle as well as sustainable development in developed areas, which will also increase the usage of public transport and reduce traffic congestion in the city.

TOD scheme will be implemented in this way

• 500 meter corridor scope: This policy will cover corridors up to 500 meters on either side of Metro and RRTS stations. This will establish a better balance between public transport and housing.

• Expansion of area: Under this scheme, affordable housing and modern infrastructure facilities will be developed in an area of ​​207 square km.

• Development of larger plots: Larger plots of up to 2,000 square meters are now authorized for TOD development, which will enable more comprehensive and holistic urban development.

• High Floor Area Ratio (FAR): Under the TOD scheme, high Floor Area Ratio (FAR) ranging from 400 to 500 is allowed in these areas, which will allow construction of tall buildings in urban development.

• Affordable housing facility: Under this policy, affordable housing will be promoted and citizens will get the facility of better flats. This scheme will be especially beneficial for the middle income group and low income group.

• Mandatory housing in built-up area: Under this policy, it has been made mandatory to have 65 percent housing in the built-up area, so that more and more people can get proper housing.

• Improving urban development: This policy promotes urban development in densely populated areas, which will lead to sustainable development and make urban centers more vibrant and prosperous.
