To ensure transparency in the stamp and registration process and to effectively curb possible evasion of stamp duty, District Magistrate Dr. Vipin Kumar Jain conducted on-site inspection of many high value deeds on Tuesday. He took stock of the nature of the properties recorded in the records and the status of their actual use on the spot and gave necessary directions to the concerned officials.
The District Magistrate investigated on the spot two high value deeds registered in village Mahadev Mishra of semi-urban area of Sadar Sub Registrar Office. In these, the value of document number 6395/2026 is recorded as Rs 3 crore 21 lakh 57 thousand and the property is shown as residential. The value of deed number 6396/2026 is Rs 10 crore 27 lakh 2 thousand. After inspecting the Indian Oil petrol pump and commercial complex established on the spot, the District Magistrate examined the details recorded in the records and the actual use status of the property. Along with this, the residential houses in the urban area adjacent to the commercial complex were also inspected.
After this, the District Magistrate also conducted on-site inspection of document number 5995/2026 located at Mohalla Achalapur, Civil Line of the urban area. The value of the said deed is recorded as Rs 4 crore 73 lakh 83 thousand. The property consists of vacant land with a two-storey residential house. The District Magistrate, observing the situation at the spot, matched the relevant records and the actual form and gave instructions to take necessary action as per the rules.
There should be regular investigation of big deeds.
The District Magistrate directed the officers to conduct regular on-site inspection of high value deeds, so that determination of stamp duty can be ensured as per the actual nature and use of the property. He said that maintaining transparency in the registration process and protecting the revenue interests of the government is the top priority.
He clarified that during the investigation, if a case of loss of revenue comes to light due to reduction in stamp duty, difference in the details recorded in the records and the actual nature of the property or any other irregularity, then action should be taken as per rules in the concerned case.
The DM directed the officials of the Stamp and Registration Department to continuously monitor high value properties and deeds and effectively stop tax evasion through regular checks. Concerned officers and employees including AIG Stamp Sunil Kumar were present during the inspection.
