Reliance Group has won the high-profile tender for the redevelopment of a huge 101.40-acre slum cluster located in a very prime and expensive area of West Mumbai. Many other big corporate houses of the country were also involved in the race to achieve this mega project, but Reliance has won by defeating them. With this, now the two biggest rivals Reliance and Adani groups have come face to face in the slum redevelopment sector of Mumbai, because Gautam Adani’s group is already doing the historic work of redevelopment of Asia’s largest slum ‘Dharavi’. According to the official information released by Mumbai-based Slum Rehabilitation Authority (SRA), a strong consortium (joint venture) led by Reliance 4IR Realty Pvt Ltd has won this very tough and prestigious tender competition. This entire project is related to the rejuvenation of the famous ‘Juhu Gali Slum Cluster’ located in Andheri area of West Mumbai. To grab this tender, two other big giants of the Indian corporate world – metals sector giant JSW Group and construction sector big player Shapoorji Pallonji Group – had also bid with all their might, but no one could stand against the financial and technical proposal of Reliance. The luck of slum residents of Juhu Gali will shine, more than 28 thousand luxurious and modern flats will be built. Senior officials of Slum Rehabilitation Authority (SRA) said that with the coming of Reliance Group into this area, the living standards of thousands of poor and middle class families living in Juhu Gali and its surrounding slum areas will completely change. Under this huge re-development project, more than 28,000 new, modern and fully equipped pucca houses (flats) are expected to be built and given to all the eligible slum dwellers living in Juhu Gali slum cluster as part of rehabilitation. Through this project, not only will the slum residents get a clean and safe house, but there will also be a huge improvement in the basic social infrastructure of the entire area. With the arrival of big corporate houses, the laxity of projects will go away, the era of medium developers has come to an end. Traditionally, till now the work of slum redevelopment in Mumbai was mainly done by small or medium sized local developers and builders under the Slum Rehabilitation Authority. But these projects have often been delayed for years due to fragmented land ownership, severe financial constraints, legal hurdles and the difficult process of obtaining mutual consent from thousands of local residents. Many projects are pending incomplete for decades. This is the reason why now Maharashtra Government and SRA are inviting big corporate houses to this area. With large conglomerates like Reliance and Adani having unlimited financial resources and latest global technology, it is expected that these complex re-development projects of Mumbai will be completed within the stipulated time frame and as per international standards.
