Four Cities Dominate India’s Housing Market
India’s residential property market is becoming increasingly concentrated, with 77% of all home sales across the country’s top seven cities coming from just Bengaluru, Mumbai, Pune, and Delhi-NCR during the first quarter of FY26.
According to a JLL report, these four cities were the only markets to record more than 10,000 housing unit sales each, together accounting for around 77% of the total 70,631 homes sold during the quarter. The figures highlight the growing dominance of these cities in India’s real estate sector.
Employment And Infrastructure Continue To Drive Demand
The report attributes the strong demand to robust employment opportunities, expanding infrastructure, and continuous urbanisation. Bengaluru remains India’s leading technology hub, Mumbai continues to attract professionals in finance and business, Pune has strengthened its position as an IT and manufacturing centre, while Delhi-NCR offers diverse employment opportunities across multiple industries.
These factors continue to attract migrants and homebuyers, creating sustained demand for residential properties.
Premium Homes Witness Sharp Rise In Demand
A major trend highlighted in the report is the growing preference for premium housing.
Sales of homes priced above ₹1 crore increased by around 30% year-on-year, while demand for properties priced below ₹1 crore declined by approximately 24%. Buyers are increasingly opting for larger, premium homes developed by reputed builders, reflecting rising incomes and changing lifestyle preferences.
Housing Sales Rise Despite Economic Uncertainty
Overall housing sales across India’s top seven cities grew 8% year-on-year to 70,631 units during the quarter. Despite global economic uncertainties, buyer confidence remained strong, supported by improving infrastructure, better connectivity, and confidence in established developers offering timely project delivery.
The report suggests that the shift towards premium housing has become one of the biggest drivers of growth in the residential market.

With continued investments in infrastructure, expanding employment opportunities, and rising demand for quality housing, Bengaluru, Mumbai, Pune, and Delhi-NCR are expected to remain India’s most important residential markets.
